Absolutely…we encourage you to visit the property. We recommend that you inspect the property and contact the County or City to determine zoning and other approved uses. Since these are vacant parcels of land you are free to go by at your convenience.
We are located in San Diego, CA. We sell properties throughout the US, therefore we are unable to personally show you the property. We also don’t employ agents who can show you the property. This is one of the reasons why we are able to bring you such incredible deals on the properties. We don’t have middleman, broker or agent fees associated with our sales, so we pass all those savings on to you. However, if you feel more comfortable, then we are happy to work with your agent.
All of our properties are either owned by us, free and clear, or we have a contractual right to sell or assign the property. We are not a real estate brokerage firm; we are simply a conduit to sell properties to you. All properties are sold by the owner direct to buyers without agents or brokers.
We work directly with sellers to acquire their properties and then bring those properties to market. We do not buy tax or foreclosure sales properties. All of our properties are acquired using a Warranty Deed (not quit claim or tax deeds).
Each of our properties has a financing option. We finance the properties ourselves, so there’s no need for a bank, for credit checks, or for mountains of loan paperwork. We want to make property ownership available for everyone. Seller financing is simple – we request a certain down payment and then we’ll finance the loan over a specified term (12-72 months typically) at a specific interest rate (8-15% typically). The more you put down, the lower the interest rate. There are also no pre-payment penalties. You can choose to pay extra each month or you can pay off the loan whenever you like.
We offer seller financing in-house with no credit checks. So, the only collateral we have is the actual property. This means that the property has to stay in the name of our company until the note is paid off. After the note has been completely paid, we will send you a Special Warranty Deed or other acceptable high quality deed. You will then need to record the deed with the County that the property is located in.
Once you find a property that you want to purchase then we will send you a Property Sales Agreement. Once that is signed, then we will collect payment from you and finally send you a Grant Deed or acceptable high quality deed to officially transfer ownership to you. We will then have it notarized and sent via certified mail; this typically takes 2-3 weeks. Sometimes we will use a local escrow and title company to complete the transaction. Many times though, in order to keep costs down for both parties, we will complete the deed work in-house and send directly to you. It will then be your responsibility to record the deed with the County recorder (the County that the land is located in). This is typically the cheapest and fastest way to close on a property.

We always guarantee that the property is free from any liens or encumbrances other than recurring assessments or bonds. We essentially guarantee that at the time ownership is transferred to you from us, the property is free and clear and has a marketable title.
We do our best to find out the current zoning and future land use of each property, along with other valuable information and contacts. However, all construction projects are different and have numerous requirements. It’s the buyer’s responsibility to contact the County, City, or other approval agencies to determine the specific uses of the property.
